want to buy small home with storage shed/shop southwestern Pa or WVa. house suitable for two people. Rural location only prefer not to see another house
 
Suitable for 2 makes me think no kids (as school districts down here vary widely).

What kind of acreage are you looking at getting?

What kind of access would you like to stores, medical facilities... Distance?
 
Yup,no kids-i'm 64yrs old, if they show up i can send them home.want just enough land to have excuse to keep a couple small tractors [Farmall H and an "A" and the doodlebug i've started in OTHER PROJECTS . would like small barn or shed to keep them in.
8 to 10 miles out of town but not to far from plowed roads-biggest problem is limited income [ social security and very small pension ]

School quality isn't relevant but school taxes may be in play. I'd look at the taxes for the counties you're considering. A site such as munstatspa.dced.state.pa.us/ should help. E.g. you can see the counties directly surrounding Pittsburgh are quite a bit higher then the outlying counties.

Since you're looking for a place with acreage, I'd go with a farm site for looking (as opposed to a housing site that has all MLS listings). I like this one. http://www.landwatch.com/Pennsylvania_farms_ranches_for_sale
On the left side of that page, there's a map of PA broken down by county if you don't want to see the entire State.

Also, the gas companies are getting ready to drill in the W. PA area. There's some decent money in that so you'll want to make sure you get the mineral rights. For parcels under 25 acres, there's normally a "no surface activity" clause so they can't do anything on the surface (but they can drill horizontally under your land, normally about a mile down so no issue with subsidence).

Starting about 1/2 way down the state (from Erie/Lake Erie), we don't get much lake-effect snow so anything from Lawrence or Butler counties down to the state line have slightly better weather.
