Leaking Roof Vent Flashings !!!

Just thought I would tell you all to keep and a eye on the roof pipe vent flashings if your lookin for a "hard to find leak" on your roof . I went out to Dads today and crawled around on the roof trying to find the source of his mysterious roof leak .
Of all places for his roof to leak it had dripped onto is old rare fiddle and ruined it. He was pretty disappointed .
Anyway ,the vent flashings are made by Oately and the rubber ring was split down the side where the "vent plumbing pipe" comes through the flashing at. I found another in the same shape . The flashing part that is interwoven into the roof shingles was fine and in good shape .A quick look would have missed the problem if I had not seen the split .

My shop roof had several leaks, one of which was near the heater vent pipe which has an Oately flashing setup. I'll check the rubber next time up on the roof but I did find another potential source for the leak so I fixed that. It's really hard to tell since everything is now snow.
 
I have the same problem with several flashings on my 10 year old house. How did you fix it? Did you replace the entire flashing? Replace the rubber? Use a silicon fix?

I put a temporary rubber flashing over the split ones until I can determine what should be done.

I used a #208 Henrys roof tar . It looks like black rubber from the ground . It stays very flexible .Hope it works for this ........
